Quick Answer: Pukalani homes sold at a median of $1,249,000 from January through September 2026, up about 9.6% from $1,140,000 a year earlier, on 21 sales versus 17, according to the REALTORSยฎ Association of Maui. That’s the most attainable single-family median of RAM’s Upcountry areas this year, below Kula, Makawao and Haสปikลซ.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. Pukalani homes sit at a useful middle ground on Maui: Upcountry, but on the lower slopes of Haleakalฤ and closer to Kahului than most of Kula or Makawao. Here’s what the 2026 sales data shows, and the property checks I’d put on any Pukalani home before writing an offer.

What do homes cost in Pukalani in 2026?

The median single-family sale in RAM’s Pukalani area was $1,249,000 for January through September 2026, on 21 sales. The average sale price was $1,363,476, up from $1,217,647 in the same months of 2025.

The monthly numbers are thin, so I don’t lean on them. Pukalani recorded one single-family sale in September 2026, at $710,000, and four in August at a $965,000 median. With samples that small, the specific comparable sales for a given home matter far more than any one month’s median.

How do Pukalani prices compare with the rest of Upcountry Maui?

Pukalani’s year-to-date median is the lowest of the four Upcountry areas in RAM’s report, and it’s one of the few areas on Maui where the median rose this year. Here’s the Januaryโ€“September comparison:

RAM area (single-family) 2026 sales 2026 median 2025 sales 2025 median
Pukalani 21 $1,249,000 17 $1,140,000
Haสปikลซ 36 $1,325,000 47 $1,497,000
Kula/Ulupalakua/Kanaio 49 $1,530,000 43 $1,640,000
Makawao/Olinda/Haliสปimaile 49 $1,560,000 58 $1,365,000
Maui County (all areas) 537 $1,219,000 527 $1,300,000

Pukalani’s median now sits just above the countywide $1,219,000. For a buyer comparing Upcountry options, that makes Pukalani worth a look when lot size and distance to Central Maui both matter. My Maui home prices by area guide has every RAM area side by side.

Where is Pukalani, and how do you get to Kahului?

Pukalani sits on the western slope of Haleakalฤ in Upcountry Maui, between Makawao and Kula, above the Central Maui isthmus. Haleakalฤ Highway (Route 37) is the main connection down to Kahului, where the airport, harbor and major shopping are. Land use here is guided by the Makawao-Pukalani-Kula Community Plan, one of the County’s nine community plans.

Because Pukalani sits well above sea level, coastal tsunami and shoreline issues aren’t part of the checklist here. Water, wastewater and wildfire are.

Is Pukalani on sewer or cesspools?

It depends on the property, so confirm it for every home. Hawaii Water Service, a subsidiary of California Water Service Group, lists Pukalani as one of its three Maui service areas, and it operates a Public Utilities Commission-regulated wastewater system there; the PUC approved a settlement in its Pukalani wastewater rate case in 2017. Homes outside that system may rely on a septic system or a cesspool.

Hawaiสปi law requires all cesspools to be upgraded, converted or closed by 2050, and a cesspool can affect a buyer’s plans and budget. Ask the seller how the home’s wastewater is handled, confirm it with County records, and if the home is on the utility system, ask for a recent bill. My guide to Hawaiสปi’s cesspool rules for Upcountry buyers covers the conversion requirement.

What should I check about water in Pukalani?

Start with the County water meter. Pukalani is served by the County’s Upcountry water system, and new Upcountry meters have historically come with a long waiting list. If you’re planning an สปohana, ADU or a larger build, confirm whether the existing meter supports it before you go firm. My Upcountry water meter waitlist guide explains how the list works.

Is Pukalani affected by wildfire power shutoffs?

Yes, it has been. On Sunday, Sept. 27, 2026, Hawaiian Electric preemptively cut power to about 485 Pukalani customers under its Public Safety Power Shutoff program, citing the threat of wildfire from high winds and dry conditions, Maui Now reported. Hawaii News Now also reported the Maui shutoff.

Before buying, look up the address on Hawaiian Electric’s PSPS map, ask the seller about any backup power, and get a homeowners insurance quote early. Wildfire exposure can affect both availability and price of coverage.

My Take: What I’m Telling Upcountry Buyers About Pukalani

Pukalani’s 2026 numbers show steady pricing on a small number of sales. That cuts both ways. A rising median gives sellers some support, but with only 21 sales in nine months, one home’s condition, lot or view can swing value a lot. I’d price any Pukalani offer from the closest, most recent comparable sales, not from the area median.

When I walk a property with a buyer, I look at the water meter, how close the home is to vacant land parcels, the general condition of the surrounding area, and the roads into and out of the area. In Pukalani, I add wastewater to that list: utility system, septic or cesspool. Those four or five items often decide whether a home fits a buyer’s plans better than the price does.

My practical next steps: confirm the meter and wastewater setup in writing, check the PSPS map and the County’s permit records, and get an insurance quote during your inspection period rather than after.
