Quick Answer: Maui home prices by area vary enormously. According to the REALTORSยฎ Association of Maui (RAM), the countywide single-family median for January through September 2026 was $1,219,000, down 6.2% from $1,300,000 in the same period of 2025, on 537 sales. Central Maui is the most attainable on Maui island, with Wailuku at a $1,025,000 median and Kahului at $1,112,500. Kฤซhei came in at $1,230,000, Upcountry areas ranged from $1,249,000 (Pukalani) to $1,560,000 (Makawao/Olinda/Haliสปimaile), and resort areas like Wailea/Mฤkena ($2,900,000) and Kapalua ($5,450,000) sit in a different tier entirely.

Earlier this month we looked at condo prices by area. This post covers the other half of the market: single-family homes. Here’s what RAM’s September 2026 report shows for each part of Maui County, and how to read the numbers.

Lฤnaสปi 6 $672,500 $550,000
Maui County (all) 537 $1,219,000 $1,300,000

RAM’s report does not separate single-family sales into fee simple and leasehold, so a few leasehold sales may be included in these medians. If you’re comparing specific homes, always confirm the land tenure.

Where are home prices falling, and where are they rising?

Most of Maui island saw lower medians this year. The biggest percentage drops were in the higher-priced resort areas: Kฤสปanapali (down about 33%), Kapalua (down about 29%) and Wailea/Mฤkena (down about 25%). In those areas, though, just 5 to 20 homes sold, so one or two large sales can swing the median.

Among the higher-volume areas:

  • Wailuku fell about 15%, from $1,200,000 to $1,025,000, on 91 sales, the most of any area.
  • Kฤซhei fell about 10%, to $1,230,000, while sales rose from 72 to 89.
  • Kahului edged up about 1%, to $1,112,500, with sales up from 61 to 72.

A few areas moved up: Makawao/Olinda/Haliสปimaile (up about 14%), Pukalani (up about 10%) and Maui Meadows (up about 9%).

What did September 2026 look like on its own?

RAM’s September snapshot shows 52 single-family sales countywide at a median of $1,150,000, down 11.0% from $1,292,500 in September 2025. Homes took a median 134 days to sell, and sellers received a median 94.7% of list price. Inventory stood at 457 homes, or 7.8 months of supply.

Monthly area numbers are small. In September, Kฤซhei had 12 sales at a $1,190,000 median, Wailuku had 6 at $1,005,000, and Kula/Ulupalakua/Kanaio had 6 at $1,467,500. Year-to-date figures give a much more reliable picture.

How should buyers and sellers use this data?

Buyers: A median is a midpoint, not a price tag. Within any one area you’ll find older homes needing work and newly built homes, ocean views and inland lots, and properties with or without an ohana unit. Use the area median to set expectations, then look at recent comparable sales for the specific type of home you want.

With mortgage rates near 7.4% this week, the softer medians and the gap between list and sale prices are worth factoring into your offer strategy.

Sellers: Price trends in your area matter, but so does your competition right now. With nearly eight months of supply countywide, homes that are priced right and show well tend to sell, while overpriced listings sit. A local comparative market analysis based on closed sales near you is the best starting point.

Investors: Bill 9’s vacation rental phase-out targets apartment-zoned properties, which are mostly condos, but short-term rental use of a house on Maui still requires the right zoning or a county permit. Check rules before you count on rental income.

FAQ

What is the median home price on Maui in 2026?
RAM reports a countywide single-family median of $1,219,000 for Januaryโ€“September 2026, and $1,150,000 for September alone.

What is the least expensive area for single-family homes on Maui island?
Among areas with meaningful sales volume, Wailuku ($1,025,000) and Kahului ($1,112,500) had the lowest medians year to date. Molokaสปi and Lฤnaสปi are lower but are separate islands with very different markets.

Why do resort-area medians swing so much?
Very few homes sell there, so a handful of high-end or lower-end sales can move the median sharply. Look at several years of data and specific comparables.

Do these numbers include condos?
No. This post covers single-family homes only. Condo prices by area are covered separately.

How often is this data updated?
RAM publishes a monthly report, usually early the following month.

Want the numbers for your neighborhood?

Area medians are a great starting point, but the right price for a specific home comes down to street-level comparables. If you’re thinking about buying or selling a home on Maui and want a closer look at recent sales in a particular area, I’d be glad to put that together for you. Just reach out.
