Quick Answer: Kula homes sold at a median of $1,530,000 from January through September 2026, down 6.7% from $1,640,000 a year earlier, on 49 single-family sales versus 43, according to the REALTORSยฎ Association of Maui’s Kula/Ulupalakua/Kanaio area. Nine land sales closed at a $850,000 median, and no condos sold.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. After recent looks at Makawao and Pukalani, Kula homes round out the Upcountry picture. Kula sits higher on the slopes of Haleakalฤ, with single-family homes, land sales and no condo sales recorded this year or last. Here’s what the 2026 numbers show and what I’d check on any Kula property before writing an offer.

What do homes cost in Kula in 2026?

The median single-family sale in RAM’s Kula/Ulupalakua/Kanaio area was $1,530,000 for January through September 2026, on 49 sales. That’s more sales than the same period of 2025 (43), at a median about $110,000 lower.

Because the area covers everything from small older homes to large acreage properties, the median can swing with the mix. I treat it as a starting point and lean on the closest recent comparable sales for any specific home.

How do Kula prices compare with the rest of Upcountry Maui?

Kula is one of the higher-priced Upcountry areas this year, just behind Makawao. Here’s RAM’s year-to-date comparison:

RAM area (single-family) 2026 sales 2026 median 2025 sales 2025 median
Kula/Ulupalakua/Kanaio 49 $1,530,000 43 $1,640,000
Makawao/Olinda/Haliสปimaile 49 $1,560,000 58 $1,365,000
Haสปikลซ 36 $1,325,000 47 $1,497,000
Pukalani 21 $1,249,000 17 $1,140,000
Maui County (all areas) 537 $1,219,000 527 $1,300,000

If Kula is near the top of your budget, my guides to Pukalani homes and Makawao homes cover the neighboring areas.

What does land cost in Kula?

Land in RAM’s Kula/Ulupalakua/Kanaio area sold at a median of $850,000 on nine sales from January through September 2026, compared with seven sales at $512,500 in 2025. One lot sold in September 2026, at $444,000.

Nine sales is a very small sample. Lot size, views, zoning, water and road access drive land values far more than the area median does.

Where is Kula, and how do you get there?

Kula stretches along the western slope of Haleakalฤ in Upcountry Maui, south of Pukalani. Route 37 (Haleakalฤ Highway, continuing as Kula Highway) is the main road from Kahului up through Pukalani and Kula toward สปUlupalakua, and Route 377 runs above it through upper Kula. Land use is guided by the County’s Makawao-Pukalani-Kula Community Plan.

Elevation shapes daily life here: cooler temperatures than the coast and weather that varies a lot from one part of Kula to another. My Maui weather by area guide has the rainfall and temperature data.

What should I check about water in Kula?

Start with the County water meter and the service area. Upper and Lower Kula are part of the Department of Water Supply’s Upcountry service area, along with Makawao, Haสปikลซ, Pukalani, สปUlupalakua and Kanaio. The County lifted a Stage 1 water shortage for Upcountry effective March 16, 2026, after kona storm rains raised reservoir levels, but Upcountry has a history of shortage declarations in dry periods.

If you’re buying land or plan to add an สปohana, confirm whether there’s an existing meter and what it supports. New Upcountry meters have historically come with a long waiting list; my Upcountry water meter waitlist guide explains how it works.

Is Kula at risk of wildfire and power shutoffs?

Yes, and buyers should plan for it. The Aug. 8, 2023 Upcountry fires destroyed about 20 homes in Kula and Olinda, according to County of Maui and Civil Beat reporting. Rebuilding is underway, and the County’s Hoสปokumu Hou reconstruction and reimbursement programs remain open to eligible owners who lost homes in Lahaina and Upcountry.

Hawaiian Electric’s Public Safety Power Shutoff program covers Upcountry Maui, which means power may be cut preemptively during high-wind, dry conditions. Look up the address on Hawaiian Electric’s PSPS map and read my guide to Maui power shutoffs. Get a homeowners insurance quote early, since wildfire exposure can affect both price and availability of coverage.

My Take: What I’m Telling Buyers Looking at Kula

Kula’s 2026 numbers show more sales at somewhat lower prices than last year. For buyers, that’s a reasonable setup to negotiate, especially on homes that have been on the market for a while. For sellers, it means pricing from the most recent comparable sales, not from 2025.

Because Kula’s market includes land and acreage properties, I approach many Kula listings the way I approach a vacant lot. Before a buyer writes an offer, I look at zoning, the water meter, utilities, CPR status, any permits pulled, and the property’s status with the County, including whether everything is conforming and in compliance. On a home, I add the permit history of any สปohana, cottage or addition.

My practical next steps: confirm the water meter in writing, check the PSPS map and the County’s permit records, get an insurance quote during your inspection period, and drive the route to Kahului at the times you’d actually commute.
