Quick Answer: To choose a listing agent on Maui, verify their Hawaiสปi license and complaint history with the State’s DCCA, then interview at least two agents about pricing, marketing, zoning and communication. Commissions are fully negotiable and not set by law. With Maui condos taking a median of 199 days to sell in September 2026, the plan matters.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui, and I’m a listing agent myself, so I have an obvious interest in this topic. That’s exactly why this guide sticks to questions you can ask any agent, including me, and facts you can check on your own. Choosing a listing agent on Maui is a bigger decision than it looks, because zoning rules, long marketing times and disclosure deadlines all shape what you net at closing.

Why does the listing agent you choose matter more on Maui right now?

Because the market is slower and more rules-driven than it was a few years ago. According to the REALTORSยฎ Association of Maui, as reported by Maui Now on October 9, 2026, the September 2026 median days on market was 199 for condos and 134 for single-family homes. Condo medians in several areas are down from 2025.

On top of that, Bill 9 changes the value of many apartment-zoned condos, and rezoning decisions are still being made building by building. A listing agent needs to explain those facts clearly to buyers, or the listing sits.

How do I check a Maui real estate agent’s license?

Use the Hawaiสปi Department of Commerce and Consumer Affairs (DCCA) tools. They’re free and public:

  • Professional and Vocational License Search (pvl.ehawaii.gov/pvlsearch) confirms whether a salesperson (RS) or broker (RB) license is current.
  • RICO Complaint History Search shows complaints involving licensed professions.

Every Hawaiสปi real estate ad should show the brokerage name, and a licensee’s status should be clear. You can look up my license, RS-83812, the same way.

What questions should I ask a listing agent on Maui?

Ask every agent the same questions, and compare the answers side by side:

  1. How will you price my property, and which sales are you using? Ask for the specific comparable sales and why each one fits.
  2. What’s your read on days on market for my property type and area? Countywide medians are a starting point, not an answer.
  3. What’s my property’s zoning, and does Bill 9 or any rezoning bill affect it? For condos, this question alone can separate agents.
  4. What will you disclose up front? Ask how they’ll present zoning, association documents and known issues.
  5. What’s your marketing plan, in writing? Photography, video, floor plans, online distribution and how they reach off-island buyers.
  6. How will you handle buyer-agent compensation? Since August 17, 2024, offers of compensation to buyer agents can no longer appear on MLS platforms, though sellers can still make them off the MLS or offer buyer concessions.
  7. What’s your commission, and what does it include? Commissions are fully negotiable and not set by law.
  8. How long is the listing agreement, and how can I cancel? Get the term, cancellation terms and any fees in writing.
  9. How often will I hear from you, and how? Agree on a schedule and a channel.
  10. Who else will work on my sale? Ask who handles showings, paperwork and escrow coordination.
  11. How do you handle the seller disclosure statement? See below.
  12. What would you change about my property before listing, and what would you leave alone? Specific, budget-aware advice is a good sign.

What does Hawaiสปi require sellers to disclose?

Under Hawaiสปi Revised Statutes Chapter 508D, a seller generally must provide a disclosure statement no later than 10 calendar days after a purchase contract is accepted. The buyer then has 15 days after receiving it to review it and decide whether to rescind. A good listing agent will help you prepare early so the disclosure doesn’t surprise anyone or slow the sale.

What red flags should I watch for when interviewing agents?

Watch for answers that can’t be checked. A suggested list price with no comparable sales behind it, guarantees about price or timing, or vague answers about zoning and Bill 9 are all reasons to keep interviewing. Be wary of pressure to sign a long agreement on the spot, too.

Under the REALTORยฎ Code of Ethics, advertising must present a true picture, so claims an agent makes in marketing should hold up when you ask for the details.

My Take: What I’d Tell a Friend Who’s Selling on Maui

Interview at least two agents, ask them all the same questions, and pick the one whose plan you understand most clearly. If an agent can’t explain your property’s zoning status, the recent comparable sales and the disclosure timeline in plain language, buyers are going to have trouble too.

Ask each agent for their pricing analysis in writing, and compare how each one arrived at a number, not just the number itself. The highest suggested price isn’t automatically the one that nets you the most, especially with condos taking a median of 199 days to sell. For context on current pricing, my Maui home prices by area guide and September 2026 market report are good starting points. If you’re selling, also read my guide to conveyance tax, HARPTA and FIRPTA.

When I sit down with a seller for the first time, I start with what’s actually selling right now: the most recent comparable sales and pending sales, not what closed three to six months ago. Those conversations can be challenging, because in this market a sale from three months ago may already be out of date.

With Maui condos taking a median of 199 days to sell, I talk with sellers about pricing for where the market appears to be heading over the next few months, based on the latest sales, pending deals and price changes, rather than where it was. The goal is to lead the market instead of following it with a series of price reductions. That’s a judgment call grounded in current data, not a guarantee, so we revisit it as new sales come in.

On disclosure, my advice is simple: disclose, disclose, disclose. Big or small, if you know about it, it belongs in the disclosure statement. Full disclosure up front helps reduce the risk of disputes or claims after closing, and it builds trust with buyers during the sale.
