Quick Answer: As of the REALTORSยฎ Association of Maui’s September 2026 report, Maui County condos took 199 days on market to sell, up 56.7% from 127 days in September 2025. Single-family homes took 134 days, up 5.5% from 127. Year to date through September, condo days on market ran 164, compared with 141 a year earlier.
I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui, and the question I hear most from owners thinking about selling is simple: how long will this take? Days on market on Maui is the clearest answer the data gives us, and in 2026 it tells two different stories, one for condos and one for single-family homes. Here’s what the REALTORSยฎ Association of Maui (RAM) numbers show month by month, and how I’d use them to plan a sale.
How long does it take to sell a condo on Maui right now?
In September 2026, Maui County condos took 199 days on market to sell, the longest of any month in RAM’s 2026 reports I reviewed. That’s up from 127 days in September 2025.
The trend has built through the year. Here’s how days on market compared in the months I checked, as reported by RAM:
| Month (2026 report) | Single-family 2026 | Single-family 2025 | Condo 2026 | Condo 2025 |
|---|---|---|---|---|
| January | 186 | 121 | 166 | 138 |
| March | 131 | 125 | 149 | 147 |
| June | 133 | 144 | 172 | 122 |
| August | 128 | 137 | 171 | 168 |
| September | 134 | 127 | 199 | 127 |
| Year to date (Jan.-Sept.) | 139 | 136 | 164 | 141 |

How long does it take to sell a single-family home on Maui?
Single-family homes are selling on a steadier timeline: 134 days on market in September 2026 and 139 days year to date, nearly the same as the 136 days for January through September 2025.
The outlier was January, when homes that closed had been on the market 186 days. Since March, the monthly figure has stayed between 128 and 134 days in the reports above. Prices have moved more than timelines: the countywide single-family median was $1,150,000 in September, down 11% from $1,292,500 a year earlier, and $1,219,000 year to date, compared with $1,300,000 in 2025.
Why are Maui condos taking longer to sell in 2026?
The data shows condos selling in higher numbers but after longer stretches on the market. September condo sales rose 56.5% to 72 closings, and the countywide median was $660,000, up 1.1% from $652,500, according to RAM and Maui Now.
My read is that many of the condos closing now are listings that sat for months before finding a buyer at the right price. Year to date, 620 condos have sold countywide, up from 512 in the same period of 2025, while the year-to-date median slipped to $655,000 from $702,500.
Bill 9 is part of the backdrop for apartment-zoned condos on the Minatoya List. The ordinance, signed Dec. 15, 2025, phases out vacation rental use in those buildings on Jan. 1, 2029, in West Maui and Jan. 1, 2031, in the rest of Maui County. Buyers are sorting buildings by zoning and rental rules, and that sorting takes time. I cover the details in my guide to how Bill 9 is reshaping Maui’s condo market.
Do days on market on Maui differ by area?
RAM’s monthly report gives days on market only countywide, not by area, so I look at where sales are happening instead. Year to date through September, the busiest condo areas were:
- Kฤซhei: 222 condo sales, up from 185, median $596,000 (was $675,000)
- Nฤpili/Kahana/Honokลwai: 106 sales, up from 81, median $537,500 (was $610,000)
- Kฤสปanapali: 70 sales, up from 51, median $1,027,500 (was $1,152,500)
- Wailea/Mฤkena: 66 sales, up from 57, median $2,085,000 (was $2,500,000)
More sales at lower medians in each of these areas fits the same pattern: buyers are active, but they’re paying for value, not last year’s prices.
What do Maui days on market numbers mean for my listing timeline?
If you’re planning around a move, a purchase or a 1031 exchange, plan for months rather than weeks. Based on this year’s RAM data, a realistic starting assumption is about four to five months on market for a single-family home and five to six or more for a condo, before any extra time to close. These are countywide figures, not a promise for any one property; a well-priced listing can move faster, and an overpriced one can sit much longer.
My Take: What I’m Telling Sellers About Timing and Price
When condos are taking 199 days to sell, my advice to sellers is to price to where the market appears to be going, not where it’s been. I look at what the next three months suggest and price to that, so the seller leads the market rather than follows it. That’s a judgment based on current data, not a guarantee, and a string of price reductions after listing can add days on market.
I also walk sellers through what is actually selling right now and the most recent comparable sales. On Maui in 2026, a comparable sale from three months ago may already be outdated, especially for condos, where the year-to-date median has fallen from $702,500 to $655,000.
Practical next steps: pull the last 60 to 90 days of sales in your building or neighborhood, check how many similar units are listed against you, and decide in advance how long you can wait. If your timeline is fixed, that decision should shape your list price on day one. My 12 questions to ask before you choose a listing agent on Maui can help you compare plans, and my Q3 2026 market review has more context.
