Quick Answer: There was no slow season on Maui last winter. From October through December 2025, Maui County recorded 181 single-family and 189 condo sales, slightly above 2025’s monthly averages, per the REALTORS® Association of Maui. Single-family medians ranged from $1,150,000 in November to $1,340,000 in December, against $1,295,000 for the full year.

I’m Benjamin Finnerty, a REALTOR® in Kīhei with Keller Williams Realty Maui. One of the most common questions I hear this time of year is whether there’s a best time to buy a home on Maui, and whether the holidays are a good or bad time to buy or list. Rather than guess, I went back to last year’s fourth-quarter numbers. Here’s what they show, and what they don’t.

Is there a best time to buy a home on Maui?

Based on last year’s data, the fourth quarter was not a dead zone. Closings held up through the holidays, and December 2025 sales were above 2025’s monthly average for both homes and condos.

Here are the countywide numbers for October through December 2025, from the REALTORS® Association of Maui (RAM):

Month (2025) Single-family sales Single-family median Condo sales Condo median
October 64 $1,245,000 62 $625,750
November 51* $1,150,000 52* $595,000
December 66 $1,340,000 75 $640,000
Full year 2025 708 $1,295,000 699 $692,860

*November was first reported as 49 single-family and 50 condo sales; RAM’s December 2025 report shows the revised 51 and 52. Source: RAM monthly reports for October, November and December 2025.

That works out to about 60 single-family sales a month in the fourth quarter, compared with a 2025 average of 59 a month. Condos averaged 63 a month in the quarter, compared with about 58 for the year.

Do Maui home prices drop in November and December?

Sometimes a single month dips, but one month isn’t a trend. November 2025’s single-family median of $1,150,000 was 11.5% below November 2024, Maui Now reported, yet December’s median bounced to $1,340,000, above the full-year figure.

Medians on Maui swing with the mix of homes that close. A few Wailea or Kapalua sales in one month push the median up; a month heavy on Central Maui homes pulls it down. That’s why I don’t read a lower winter median as a winter discount. What matters is how a specific home compares with the most recent sales of similar homes.

How many homes were for sale last winter, and how many are for sale now?

Inventory last winter was similar to today for single-family homes, and higher for condos. Here’s how RAM’s end-of-month numbers compare:

As of Single-family for sale Months of supply Condos for sale Months of supply
End of Oct. 2025 439 8.0 839 14.4
End of Dec. 2025 450 8.0 920 15.8
End of Sept. 2026 457 7.8 822 12.1

Homes also took a while to sell. RAM reported a median of 160 days on market for both homes and condos in October 2025, and 128 days for homes and 162 for condos in December 2025. My guide to days on market on Maui in 2026 covers the current numbers.

What’s different heading into this winter?

Two things stand out as of late October 2026: prices are lower and mortgage rates are higher than a year ago.

Through September 2026, Maui County recorded 537 single-family sales at a median of $1,219,000, down 6.2% from $1,300,000 a year earlier, and 620 condo sales at a $655,000 median, down 6.8%, per RAM. In September alone, 52 homes sold at a $1,150,000 median and 72 condos sold at a $660,000 median.

On the rate side, Freddie Mac’s 30-year fixed average was 7.32% on Oct. 22, 2026, down from 7.40% the week before but well above 6.19% a year earlier. Higher rates shrink buying power, which can mean fewer competing offers on some listings. My Q3 2026 market report and 2027 mortgage rate forecast go deeper.

Should I wait until spring to buy or sell on Maui?

Not just because of the calendar. Last year’s data shows buyers and sellers kept closing through the holidays, so the better question is whether the right property and the right financing are in front of you now.

One year of data is a small sample, so I wouldn’t treat it as a rule. But it does push back on the idea that Maui real estate slows to a stop after Halloween.

My Take: What I’m Telling Buyers and Sellers This Winter

For sellers, I don’t recommend pulling a listing or waiting for spring by default. Sixty-six single-family homes and 75 condos closed in December 2025, which tells me buyers were still writing offers through the holidays. When we set a price, I price to where the market appears to be going, not where it’s been. I look at what the next three months suggest and price to that, so a seller leads the market rather than follows it. That’s a judgment based on current data, not a guarantee, but with months of supply near eight for homes and twelve for condos, chasing the market down rarely helps.

For buyers, the fourth quarter can be a practical time to shop. Listings that have been sitting since summer are worth a second look, and some sellers who want to close before year-end may be open to credits or price adjustments. Get pre-approved at today’s rates, ask your lender how a rate drop would change your payment, and look at each home’s days on market and price history.

My next-step checklist: pull the last 90 days of comparable sales for your area, compare months of supply for your property type, and decide on your timing based on your own plans rather than the season.

Maui Fourth-Quarter Real Estate FAQ

Is December a bad month to buy a home on Maui?
Not based on 2025. December 2025 had 66 single-family and 75 condo sales, up 22.2% and 41.5% from December 2024, per RAM.

Are Maui home prices lower in winter?
Monthly medians move around. In late 2025 they ranged from $1,150,000 (November) to $1,340,000 (December) for single-family homes. Compare individual homes to recent similar sales instead of relying on the season.

How long does it take to sell a Maui home in winter?
RAM reported median days on market of 128 for homes and 162 for condos in December 2025.

Should I wait for mortgage rates to fall before buying?
No one can promise where rates go. Freddie Mac’s average was 7.32% on Oct. 22, 2026. Compare today’s payment with what you’d save at a lower rate, and weigh that against price and inventory.
