If you’ve been on the sidelines waiting for conditions to shift, the August 2026 report from the REALTORSยฎ Association of Maui (RAM) is worth a close read: sales activity climbed while prices kept sliding, a combination Maui hasn’t seen together in a while.

What Were Maui’s Single-Family Home Sales in August 2026?

Sixty-four single-family homes sold across Maui County in August 2026, up 3.2% from 62 in August 2025, while the median price fell 7.9% to $1,200,000.

Single-family homes August 2026 August 2025 Change
Homes sold 64 62 Up 3.2%
Median sales price $1,200,000 $1,302,500 Down 7.9%
Median days on market 128 n/a 6.6% improvement
Total dollar volume $93.9 million n/a Down 19%

Homes are moving slightly faster than a year ago. The drop in dollar volume reflects both the lower price point and the mix of homes that closed.

What Happened to Maui Condo Prices in August 2026?

The median condo price fell 13.1% year over year to $564,950, down from $650,000 in August 2025, even as condo sales rose 19.3%.

Condos August 2026 August 2025 Change
Condos sold 68 57 Up 19.3%
Median sales price $564,950 $650,000 Down 13.1%
Pending sales 79 51 Up 54.9%
Median days on market 171 n/a Up 1.8%
Total dollar volume $60.8 million n/a Down 6.9%

Pending sales are the number I watch most closely in this report. They are a leading indicator of where closed sales are headed over the next month or two, and a 54.9% jump says buyer demand is building while sellers adjust price expectations to meet it.

“August saw more homes and condominiums change hands compared to last year, even as median prices came down,” RAM President Georgie Tamayose said in the association’s release of the data.

Why Are Maui Home Prices Falling While Sales Rise?

Several forces are converging, and none of them is unique to one month. Maui’s condo market has been correcting since its pandemic-era peak, and August’s median continues that longer arc.

Elevated mortgage rates, which climbed above 7% in late September after the Federal Reserve raised rates on September 16, have kept monthly payments high even as prices soften. That has pushed many sellers, particularly investors and second-home owners, to adjust asking prices rather than wait. Rising HOA dues and insurance costs in many Maui condo associations add more pressure to price competitively, especially in older buildings or those facing capital improvement assessments.

One caution: Maui moves in small numbers. With well under 100 condo sales in a given month, a handful of transactions at the high or low end can swing the median noticeably. That isn’t a reason to dismiss the trend, but it is a reason to read several months together rather than react to one report.

My Take: What I’m Telling Buyers, Sellers and Investors

Buyers: A median condo price under $565,000 with 171 median days on market means less competition per listing and more room to negotiate on price, closing costs or repairs. Rising pending sales suggest that window may not stay this wide indefinitely. If you’re serious, line up financing first and get clear on which areas and building types fit your goals; Maui condo prices by area is a good place to start, and what higher mortgage rates mean for Maui buyers covers the payment side.

Sellers: Pricing accurately matters more than ever. The homes and condos selling in 128 to 171 days are the ones priced to today’s market, not to where it was two years ago. Overpricing risks a long, quiet listing followed by price cuts that make buyers more skeptical. I’d build any list price on a comparative market analysis that reflects the last 60 to 90 days of closed and pending sales.

Investors: Falling prices alongside rising transaction volume is a pattern long-term investors watch, because it can mean real demand is absorbing inventory at lower price points. Whether that becomes a floor is something the next few months of data will show. Either way, build cash-flow projections on today’s insurance, HOA and financing costs, not last year’s.

Frequently Asked Questions

What was the median home price on Maui in August 2026?

The median single-family price was $1,200,000, down 7.9% from $1,302,500 in August 2025, according to RAM.

Are Maui condo prices dropping?

Yes, as of August 2026. The median condo price was $564,950, down 13.1% from $650,000 a year earlier, while condo sales rose 19.3%.

Why do pending sales matter?

Pending sales show contracts signed but not yet closed, so they point to where closed sales are headed over the next month or two. Maui condo pendings rose to 79 in August 2026 from 51 a year earlier.

Should I make a decision based on one month of Maui data?

I wouldn’t. With well under 100 condo sales a month, a few transactions can move the median, so it’s better to look at several months together.
