Quick Answer: Maui Meadows is a single-family area mauka of Piสปilani Highway, above north Wailea in South Maui. According to the REALTORSยฎ Association of Maui, 13 Maui Meadows homes sold from January through September 2026 at a $2,360,000 median, up from $2,175,000 in the same period of 2025. Kฤซhei’s single-family median was $1,230,000.
I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui, and Maui Meadows homes come up often when South Maui buyers want more land than a typical Kฤซhei lot. It’s one of the few South Maui areas where single-family prices rose this year, and it has a few property-level details, especially wastewater and lot type, that buyers should understand before writing an offer.
Where is Maui Meadows?
Maui Meadows sits mauka (upslope) of Piสปilani Highway, above the north end of Wailea, between Kฤซhei and the Wailea resort area. A 2017 South Maui wastewater study by the Maui Nui Marine Resource Council described it as a subdivision of “over 600 rural and agricultural zoned lots,” and estimated about 900 homes, assuming roughly half the lots have two dwellings.
That 2017 estimate is useful context, not a current count. Zoning, lot size and the number of permitted dwellings vary parcel by parcel, so I always pull the County records for the specific tax map key.
What do Maui Meadows homes sell for in 2026?
Prices sit between Kฤซhei and Wailea. Here’s RAM’s year-to-date single-family data through September 2026, from its report dated Oct. 1, 2026:
| Area | Sales, Jan.-Sept. 2026 | Median, Jan.-Sept. 2026 | Median, Jan.-Sept. 2025 |
|---|---|---|---|
| Maui Meadows | 13 | $2,360,000 | $2,175,000 |
| Kฤซhei | 89 | $1,230,000 | $1,372,500 |
| Wailea/Mฤkena | 20 | $2,900,000 | $3,850,000 |
| Maui County (all MLS) | 537 | $1,219,000 | $1,300,000 |
Maui Meadows’ median was up about 8.5%, while Kฤซhei, Wailea/Mฤkena and the county as a whole were down. With only 13 sales, one or two larger or smaller homes can move the median a lot, so I treat it as a direction, not a precise value. RAM recorded no Maui Meadows condo sales in that period.
Is Maui Meadows on county sewer?
No, according to that 2017 study, which described Maui Meadows as a non-sewered area outside the Kฤซhei wastewater reclamation facility’s service area, where “most residences utilize either a cesspool or a septic system.” The study noted that connecting the area to County sewer was not a County priority at the time.
That matters because Hawaiสปi’s Act 125 (2017) requires all cesspools in the state to be upgraded, converted or connected to sewer by 2050. Statewide estimates cited by The Maui News in 2023 put a basic conversion at about $10,000 and a complex upgrade around $38,000, plus ongoing maintenance. The 2017 study also said the state Health Department required cesspool upgrades when owners applied for building permits, which is worth confirming with the Health Department if you plan to remodel or add a dwelling. My post on Hawaiสปi’s cesspool law covers the state rules and funding in more detail.
Can you add an สปohana or second home in Maui Meadows?
It depends on the parcel. Because the area includes rural and agricultural lots, the County zoning, the number of existing dwellings, and the wastewater system all shape what’s possible. Maui County’s newer accessory dwelling rules are explained in my guide to Maui ADU rules, but I’d never assume a second unit is allowed without checking zoning, permits and wastewater capacity for that lot.
If a property already has two dwellings, confirm that both are permitted. A second unit that doesn’t match County permit records can affect financing, insurance and resale.
What else should buyers check in Maui Meadows?
A few items deserve extra attention on larger South Maui lots:
- Water meter and water service: confirm the meter size and that it serves every dwelling on the lot.
- Wastewater system: ask whether it’s a cesspool, septic system or aerobic unit, and get pumping and inspection records.
- Wildfire exposure and insurance: South Maui’s dry slopes see brush fires. Get homeowners insurance quotes early and ask the insurer what it requires for vegetation and defensible space.
- Access: note the roads into and out of the area and how a property connects to Piสปilani Highway.
- Permits: check the County’s permit records for additions, pools and enclosed lanai.
My Take: What I’m Telling Maui Meadows Buyers and Sellers
When I walk a property like this with a buyer, I look at the water meter, how close the home is to vacant land parcels, the general condition of the surrounding area, and the ways into and out of the area. On a large, sloped South Maui lot, those questions go straight to insurance cost and long-term maintenance, so I’d rather answer them before an offer than during escrow.
For buyers comparing Maui Meadows with Kฤซhei, the price gap is real: the medians were about $1.1 million apart through September. What you’re paying for is typically a larger lot and a different property type. I’d budget for the wastewater system as part of the purchase, not as a surprise later.
For sellers, gather your wastewater, water and permit records now. With only 13 sales so far this year, buyers will lean heavily on the few recent comparables, and clean documentation helps a home stand out. If you’re also considering the coastal side, my Kฤซhei real estate guide shows how those prices compare.
