I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. Most market coverage focuses on homes and condos, so I pulled the land numbers from RAM’s September 2026 report to show where Maui land prices stand and what makes a lot purchase different from buying a finished home.
What are Maui land prices in 2026?
The countywide median land sale was $626,650 for January through September 2026, down about 3.6% from $650,000 a year earlier, on 91 sales versus 107. In September 2026 alone, 8 land parcels sold at a median of $579,500, compared with 9 sales at $490,000 in September 2025.
Here are the areas with the most land sales, year to date through September (RAM, as of October 1, 2026):

The report doesn’t identify land tenure, so confirm whether any lot you’re comparing is fee simple or leasehold.
Why do Maui land medians swing so much?
Because the samples are tiny. Outside Lahaina and Molokaสปi, no area had more than 12 land sales in nine months, and several had two or three. A single large agricultural parcel or one oceanfront lot can move a median by hundreds of thousands of dollars. Haสปikลซ’s jump from $815,000 to $1,316,000 and Hฤna’s drop from $825,000 to $210,000 tell you what sold, not what a typical lot there is worth.
Lot size, zoning, views, slope, water and access vary far more between land parcels than between condos in the same building. For pricing, I lean on the closest truly comparable sales, not the area median.
Why is Lahaina the busiest land market?
Lahaina accounted for 28 of the 91 land sales countywide, about 31%. It’s also where most of the August 2023 wildfire damage occurred, and the rules for rebuilding there keep changing. The County has been adjusting rebuild permitting; most recently, a directive effective October 7, 2026 lets qualifying makai-of-Front-Street rebuilds get an SMA Major Use Permit decision from the Planning Director instead of a Planning Commission hearing. Rules like that can affect what a Lahaina lot is worth to a particular buyer, so check them parcel by parcel.
What should I check before buying land on Maui?
Check zoning, water, wastewater and permits before you rely on any price comparison. On Maui, those four items often decide whether a lot can be built on, what it will cost and how long it will take.
- Zoning and land use. Residential, rural and agricultural lots follow different rules. Agricultural parcels have farm dwelling requirements; see my guide to buying agricultural land on Maui.
- Water. Confirm the source (county meter, private system or catchment) and whether a meter is actually available. Upcountry buyers should read about the Upcountry water meter waitlist.
- Wastewater. Find out whether sewer is available or whether you’ll need an individual wastewater system, and what it will cost to design and permit.
- Coastal and hazard overlays. SMA, shoreline setbacks and flood zones can limit what you can build.
- Access and easements. Confirm legal and physical access, shared driveways and any recorded easements.
- Financing. Land loans work differently from home mortgages, so talk with a lender early about down payment and terms.
My Take: What I’m Telling Land Buyers and Sellers
For sellers, my approach to pricing is the same with land as with homes: I look at what is actually selling and at extremely recent comparable properties, so the pricing starts from reality rather than from what happened three to six months ago. With only a handful of land sales in most areas, those conversations can be challenging, because a comparable from a few months back may already be outdated. Gather your survey, any water or meter documentation and any prior permit or design work before you list; those documents answer the first questions serious buyers ask.
Before a buyer writes an offer on a vacant lot, I look at zoning, the water meter, utilities, CPR status (whether the lot is part of a condominium property regime), any permits that have been pulled, and the lot’s status with the County, meaning whether everything is conforming and in compliance.
From there, I’d budget for the total cost of getting to a finished home, not just the lot price: design, permits, utilities, site work and construction, plus the time each step takes. Build generous due-diligence time into your offer so you can confirm water, wastewater and zoning with the County before your deposit goes hard. If the numbers only work with best-case timing, I’d treat that as a warning sign.
