Quick Answer: Maui County opened myMauiTAT, a new online portal for paying the 3% Maui County Transient Accommodations Tax, on Monday, Oct. 5, 2026. Owners must register before paying online. Bank (ACH) payments are free; card payments cost $2.50 per TA number plus 2.5%. The first due date under the new system was Oct. 20, 2026.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. If you own a vacation rental condo, or you’re looking at one, the Maui County TAT is one of three taxes on every short stay, and the County just changed how you pay it. Here’s what changed, what you need to register, and why the payment history matters when a vacation rental changes hands.

What is myMauiTAT and when did it launch?

myMauiTAT is the County of Maui Department of Finance’s new online system for Maui County TAT accounts. It went live on Monday, Oct. 5, 2026, at mauicounty.gov/tat, replacing the County’s previous online payment portal.

The County announced the change on Aug. 18, 2026, and laid out the transition on Sept. 8. Online payments through the old portal ended Sept. 30, payments were unavailable online from Oct. 1 to 4 while accounts moved over, and registration letters went out by mail on Oct. 5. In its Oct. 16 news release, the County said account holders can now:

  • Make payments and see balances, filings and account activity
  • Get due-date reminders and view notices
  • Message the TAT office securely
  • Update contact details and communication preferences
  • See filing and payment history back to 2021, when the County began administering the tax

The rate and due dates did not change. The County’s August announcement said filing frequencies and due dates stay the same, and that mail and drop-box payments with the MCTAT-1 voucher continue.

How do I register for myMauiTAT?

You must register before you can pay online. According to the County’s Sept. 8 announcement, you’ll need:

  • Your Account ID and your Hawaiสปi Tax ID (format TA-000-000-0000-01)
  • One verification item: the Letter ID from your registration letter, an amount from a specific line on one of your last three returns, or the amount of one of your last three payments

Two details trip people up. Saved payment methods and scheduled payments from the old portal did not transfer, so they must be set up again. And if your bank uses a debit blocker, give it Company ID 6996000618 and the name “CNTY OF MAUI TAT”; a returned payment carries a $30 fee. If you didn’t receive a registration letter, the County asks you to request a replacement.

What taxes does a Maui vacation rental owe in 2026?

A short-term rental on Maui generally owes three taxes on gross rental income: state TAT, Maui County TAT and general excise tax (GET). As of Jan. 1, 2026, they look like this:

Tax Rate In effect since Paid to
State TAT 11% Jan. 1, 2026 (was 10.25%) Hawaiสปi Department of Taxation
Maui County TAT 3% Nov. 1, 2021 County of Maui (myMauiTAT)
GET (state 4% + county 0.5%) 4.5% Jan. 1, 2024 Hawaiสปi Department of Taxation

For a breakdown of how these add up on a monthly rental, see my Maui vacation rental tax guide.

When is the Maui County TAT due?

Maui County TAT payments are due by the 20th day of the month after each filing period ends, matching the state’s TAT schedule. Owners file monthly, quarterly or semiannually, depending on their account. The Oct. 20, 2026, due date covered September monthly filers and third-quarter filers. A mailed payment postmarked by its due date counts as on time.

Why does Maui County TAT payment history matter to buyers?

When you buy a vacation rental, you’re buying into a rental history, and the tax record is part of that picture. The County’s own auditor reported more than $9.3 million in delinquent County TAT as of June 30, 2022, according to Maui Now, and a separate financial audit pointed to delays in software to reconcile payments and track delinquencies.

For buyers, the practical takeaway is to ask for documentation. A seller can now pull filing and payment history back to 2021 from myMauiTAT. Comparing those records with the rental income the seller is presenting helps you test whether the numbers hold up. It also matters for planning: under Bill 9, vacation rental use in apartment-zoned Minatoya List buildings ends Jan. 1, 2029, in West Maui and Jan. 1, 2031, elsewhere in Maui County. I explain what that means by building in my Bill 9 condo market guide.

My Take: What I’m Telling Vacation Rental Owners and Buyers

If you own a vacation rental, register for myMauiTAT now rather than the week a payment is due, and re-enter any automatic payments. Keep your TA number, filings and payment confirmations in one place, because a buyer’s agent is likely to ask for them.

Some owners are also weighing whether to switch to long-term tenants as the Bill 9 dates approach. When owners ask me about that, I tell them the transition is fairly simple for the most part. The one thing to pay attention to is the property’s assessed tax use and the dates when that changes, because there’s a significant difference between the tax basis for a long-term rental and a short-term rental. My post on GET on long-term rental income covers what landlords still owe after the switch.

If you’re buying, ask the seller for the TA number, recent County and state TAT payment records, and the gross rents those payments are based on, and have your CPA review them before you go firm.
