Quick Answer: Kahului homes sold for a median of $1,112,500 from January through September 2026, up from $1,100,000 a year earlier, on 72 sales compared with 61, according to the REALTORSยฎ Association of Maui. That’s below the countywide single-family median of $1,219,000, and Kahului is one of the few Maui areas where the median rose this year.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui, and Kahului homes are a natural place to look if you want a single-family home priced below the countywide median. Kahului is Maui’s commercial and transportation hub, home to the main airport and harbor, and its home prices have held steadier than most of the island in 2026. Here’s what the data shows and what I’d check before making an offer.

How much do homes cost in Kahului in 2026?

The median Kahului single-family sale was $1,112,500 year to date through September 2026, per RAM. In September alone, five homes sold at a median of $1,150,000. Here’s how Kahului compares with nearby areas:

Area (single-family, Jan.-Sept.) 2026 sales 2026 median 2025 sales 2025 median
Kahului 72 $1,112,500 61 $1,100,000
Wailuku 91 $1,025,000 100 $1,200,000
Kฤซhei 89 $1,230,000 72 $1,372,500
Pukalani 21 $1,249,000 17 $1,140,000
Maui County (all MLS) 537 $1,219,000 527 $1,300,000

Kahului’s median rose about 1% while Wailuku’s fell about 15% and the countywide median fell about 6%. Kahului also had more sales than last year, so the steadier median rests on a reasonable number of closings.

Are there condos in Kahului?

Yes, but not many trade. RAM recorded 11 Kahului condo sales from January through September 2026, compared with 222 in Kฤซhei. With so few sales, I wouldn’t lean on a Kahului condo median; I’d look at the specific building’s recent sales and confirm whether each unit is fee simple or leasehold. Central Maui buyers who want a condo often look in Wailuku too, where RAM recorded 51 condo sales at a median of $592,336.

What is Kahului like as a place to live?

Kahului is Maui’s main commercial and transportation center. Kahului Airport, the island’s main airport, is here, along with Kahului Harbor, the University of Hawaiสปi Maui College campus, Queen Kaสปahumanu Center and much of the island’s retail. Wailuku, the county seat, is next door.

Many of Kahului’s established neighborhoods trace back to “Dream City,” a planned community developed by an Alexander & Baldwin company, Kahului Development Co., where the first residents moved in around 1950, according to Alexander & Baldwin’s company history.

What should I check before buying a home in Kahului?

Start with location-specific risks and records, because Kahului sits low and near the shoreline in places:

  • Tsunami evacuation zone: Parts of Kahului near the harbor and coast fall in tsunami evacuation zones. My guide to checking Maui tsunami evacuation zones shows how to look up an address.
  • Flood zone: Check the FEMA flood map and get an insurance quote before you write an offer if the home is in a special flood hazard area.
  • Permits: Older homes often have additions or enclosed lanai. Compare what you see with County permit records in MAPPS.
  • Airport and harbor activity: Some neighborhoods are closer to flight paths, the harbor or industrial areas than others. Visit at different times of day.
  • Wastewater: Confirm whether the home is on County sewer or a private system.

What new housing is planned in Kahului?

The biggest project on the books is the state’s Kahului Civic Center Mixed-Use Complex along Kaสปahumanu Avenue, planned by EAH Housing with the Hawaiสปi Housing Finance and Development Corp. (HHFDC) to include 303 affordable rental units and a transit hub, according to news coverage of the developer’s selection. As of HHFDC’s June 2026 status report, the agencies and developer were still working through site coordination, so I wouldn’t count on a delivery date yet.

My Take: What I’m Telling Buyers Looking at Kahului

When someone is choosing between areas, the first thing I want to understand is what their Maui future looks like. Are you a surfer, a beachgoer, a swimmer, a snorkeler or a diver? How much space do you want between you and the next home? Do you prefer cooler weather Upcountry, the rain in Haสปikลซ or the sunsets from the Wailuku hillside? Kahului makes sense if being close to the airport, shopping, jobs and services is near the top of your list, and it’s generally warmer than Upcountry.

On price, Kahului’s steady median means you shouldn’t expect the same discounts you might find in Wailuku or the resort areas right now. Instead, focus on condition and the specifics: permits, flood and tsunami zones, and recent sales on the same street. With 72 sales so far this year, there’s enough recent data to price an offer from real comparables, not countywide averages. My Wailuku and Kahului guide has more on Central Maui as a whole.
