Quick Answer: Hāna real estate is one of Maui’s thinnest markets. Per the REALTORS® Association of Maui, 6 single-family homes sold in the Hāna area from January through September 2026 at a median of $1,750,000, up from 8 sales at $1,248,750 a year earlier, and 4 land parcels sold at a $210,000 median. Hāna is about 52 miles from Kahului via the Hāna Highway.

I’m Benjamin Finnerty, a REALTOR® in Kīhei with Keller Williams Realty Maui. Hāna real estate comes up often with buyers who love East Maui’s coastline and rainforest, and it works very differently from the condo markets in South and West Maui. Here’s what the 2026 numbers show and what I’d check before making an offer.

Where is Hāna, and how long is the drive?

Hāna is on Maui’s far eastern end, about 52 miles from Kahului by the Hāna Highway (Route 360). The Hawaiʻi Tourism Authority’s GoHawaii site estimates two to four hours for the drive depending on stops and traffic, on a road with many narrow one-lane bridges and hairpin turns. Kīpahulu, at the edge of Haleakalā National Park, is about 10 more miles south.

That drive is the most important fact about owning in Hāna. Groceries, hardware, building materials, contractors and most specialized services come from Central Maui, so every errand and every repair has a travel cost.

What do homes and land cost in Hāna in 2026?

Hāna-area prices are set by a handful of sales each year, so medians swing widely. Here’s what RAM reported for January through September (as of October 1, 2026):

Hāna area (RAM) Sales 2026 Median 2026 Sales 2025 Median 2025
Single-family homes 6 $1,750,000 8 $1,248,750
Land 4 $210,000 3 $825,000
Condos 0 — 1 $1,875,000
Keʻanae single-family 1 $620,000 1 $393,751

RAM showed no single-family sales in Kīpahulu, Kaupō or Nāhiku over the same period. The report doesn’t identify land tenure, so confirm whether a property is fee simple or leasehold. With six home sales, one large estate or one small cottage can move the median dramatically; I’d price any Hāna property from the specific comparable sales, not the area median.

Is the Hāna Highway reliable year-round?

It’s maintained by the state, but expect periodic work and weather closures. As of October 2026, the Hawaiʻi Department of Transportation reported:

  • Completed: a $7.7 million rockfall mitigation project at mile markers 9.7 to 9.9 near Waikamoi Stream, finished in mid-December 2025, with a ring-net barrier covering about 95,400 square feet.
  • In progress: slope protection at mile marker 9.8 to repair erosion from this year’s Kona low storms, which began July 20, 2026 with weekday single-lane closures from 7 a.m. to 5 p.m. and was expected to take about three months, weather permitting.

If you’re buying, check HDOT’s Maui lane closure page before your showing trips, and plan for the occasional delay as part of life in East Maui.

What services are in Hāna?

Hāna has a health center, a K–12 public school and a small set of local businesses. Hāna Health, a Federally Qualified Health Center at 4590 Hāna Highway, provides primary care and offers urgent and emergency care 24/7 in cooperation with American Medical Response and Maui Memorial Medical Center. Hāna High and Elementary School is run by the Hawaiʻi Department of Education; confirm school assignments for any address directly with HIDOE.

Can you vacation-rent a property in Hāna?

Only with the right zoning or permit. Bill 9 (Ordinance 5909, signed December 15, 2025) phases out transient vacation rentals in apartment-zoned buildings, and the County is deciding which properties get hotel zoning. In September 2026, the Maui Planning Commission recommended approval for the 19-unit Hana Kai Maui, one of only a few properties it backed; the County Council makes the final decision. Single-family homes need a Short-Term Rental Home permit, and the Hāna community plan area has its own permit cap. My guides to how Bill 9 is reshaping Maui’s condo market and Maui short-term rental home permits cover the details.

My Take: What I’m Telling Hāna Buyers and Sellers

Zoning and permits are where I start. I’ve worked with clients who were looking at apartment-zoned properties that weren’t on any of the rezoning resolutions written after Bill 9, and they changed their minds about moving forward. These are important issues, and in a small market like Hāna, a property’s permitted use can matter as much as its price.

Before making an offer on a property in a remote area like Hāna or East Maui, I suggest buyers look at the surrounding area and ask themselves honestly whether they’re willing to live there day to day. That means checking the commute time, the location and the neighboring parcels of land, the permits on the property, and the weather.

I’d also verify the basics that are easy to take for granted elsewhere on Maui: the water source (county system, private system or catchment), the wastewater system and its condition (see my post on Hawaiʻi’s cesspool rules and loan program), legal access and easements, internet options, flood and tsunami zones, and insurance quotes. Get the insurance quote during your due-diligence period, not after.

For sellers, the small number of sales means pricing takes extra care. Have your permits, survey and system records ready so buyers can answer their questions without a second trip down the highway.
