Quick Answer: Buying a Maui home from the mainland is common and workable. Hawaiสปi has allowed remote online notarization since January 1, 2021 (Act 54, 2020), and state law (HRS ยง508D-5) gives buyers 15 calendar days after receiving the seller’s disclosure statement to review it and decide whether to cancel. Plan inspections, insurance quotes and condo document reviews around those windows.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. Many of the people I talk with are buying a Maui home from the mainland, often before they’ve moved and sometimes without seeing the property in person until closing. It can go smoothly, but only if you build the process around Hawaiสปi’s rules and timelines, the distance and the time difference.

Can you buy a home on Maui without being here?

Yes. Most steps of a Maui purchase can be handled remotely: touring by live video, signing the purchase contract electronically, reviewing disclosures and condo documents online, wiring funds to escrow and signing closing documents with a notary. What you can’t do remotely is see the property’s condition with your own eyes, so the inspection and your agent’s on-site observations matter more.

Personally, nearly 50% of the transactions I have worked with in the past 5 years have involved an out of state notary meaning either the buyer or seller was not on Maui for the finalization of the transaction.

Today’s market gives remote buyers some breathing room. Per the REALTORSยฎ Association of Maui, the median Maui condo spent 199 days on the market in September 2026, and single-family homes spent 134. In many cases there’s time to do careful due diligence before you commit.

How does seller disclosure work in Hawaiสปi?

Hawaiสปi’s seller disclosure law gives you a defined review window. Under HRS ยง508D-5:

  • The seller must give the buyer a disclosure statement no later than 10 calendar days after the purchase contract is accepted.
  • Once you receive it, you have 15 calendar days to review it and decide whether to rescind the contract.

For remote buyers, this is the most important window in the deal. Use it to compare the disclosures against the inspection report, permit records and, for condos, the association documents. This is general information, not legal advice; confirm how the deadlines apply to your contract with your agent or a Hawaiสปi attorney.

Can I sign my Maui closing documents remotely?

Often, yes. Act 54 of 2020 authorized remote online notarization in Hawaiสปi starting January 1, 2021. Remote online notaries are commissioned by the Hawaiสปi Attorney General, must verify the signer’s identity, and must keep an audiovisual recording of the notarial act for at least ten years.

Whether you can use it depends on your lender, title company and escrow company, since each sets its own signing requirements. If remote online notarization isn’t an option, escrow can usually arrange for you to sign with a notary where you live and overnight the originals. Ask about signing logistics when you open escrow, not the week before closing.

What does a remote Maui purchase timeline look like?

Here’s a typical sequence I walk mainland buyers through. Exact timing depends on your contract.

Step What happens Remote-buyer tip
Before you shop Mortgage pre-approval, budget for insurance and association fees Choose a lender familiar with Hawaiสปi condos
Touring Live video tours plus your agent’s on-site notes Ask to see the views, parking and surroundings in every direction
Offer accepted Escrow opens, deposit wired Verify wiring instructions by phone using a number you already know
Due diligence Disclosures, inspection, insurance quotes, condo documents Calendar the 15-day disclosure window right away
Loan and appraisal Lender orders the appraisal and finalizes the loan Respond to lender requests quickly across time zones
Signing and closing Notarized signing, funds wired, deed recorded Confirm remote signing options early

Hawaiสปi doesn’t observe daylight saving time, so Maui runs two hours behind the West Coast in winter and three hours behind in summer. Build that into deadlines that end “by 4 p.m.”

How do I protect myself from wire fraud when buying from far away?

Treat every change in wiring instructions as a red flag. Remote buyers rely on email, which is exactly what scammers target. Get wiring instructions directly from your escrow officer, confirm them by phone using a number you’ve verified independently, never from a number in an email, and call again to confirm the funds arrived.

My Take: What I’m Telling Mainland Buyers

For buyers, I suggest putting the most effort where the distance hurts most: the property’s physical condition and the building’s finances. Hire a licensed inspector and ask for photos and video of the roof, under sinks, the water heater and the electrical panel. For condos, read the reserve study, the budget, recent board minutes and the master insurance policy, and confirm the building’s zoning and rental rules. Bill 9 has made zoning a top question for many Maui condos.

If you can manage one trip, plan it during your due-diligence period rather than before you start shopping. Seeing your top choice in person, with the inspection already scheduled, often answers more questions than a week of open houses. If you’re still deciding where on Maui to live, renting on Maui before you buy is worth considering. And to coordinate the rest of the move, see my guide on timing your car, pets and closing.

For sellers, remote buyers respond to complete information. Full disclosures, recent permits, utility costs and good video can make your listing the one a mainland buyer feels confident offering on.
