Quick Answer: Wailuku homes sold for a median of $1,025,000 from January through September 2026, down 14.6% from $1,200,000 a year earlier, on 91 sales, according to the REALTORSยฎ Association of Maui. That’s the most single-family sales of any Maui area this year and below the $1,219,000 countywide median. Wailuku condos sold at a $592,336 median.
I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. Wailuku homes have become one of the clearest pricing stories on the island in 2026: more homes changed hands here than anywhere else in Maui County, and the median fell further than in most areas. Here’s what RAM’s data shows through September and what I’d check before making an offer.
How much do homes cost in Wailuku in 2026?
The median Wailuku single-family sale was $1,025,000 year to date through September 2026, per RAM. Here’s how it compares with nearby areas:
| Area (single-family, Jan.โSept.) | 2026 sales | 2026 median | 2025 sales | 2025 median |
|---|---|---|---|---|
| Wailuku | 91 | $1,025,000 | 100 | $1,200,000 |
| Kahului | 72 | $1,112,500 | 61 | $1,100,000 |
| Kฤซhei | 89 | $1,230,000 | 72 | $1,372,500 |
| Pukalani | 21 | $1,249,000 | 17 | $1,140,000 |
| Maui County (all MLS) | 537 | $1,219,000 | 527 | $1,300,000 |

Wailuku’s median fell about 14.6% while Kahului’s rose about 1% and the countywide median fell about 6.2%. Wailuku had 91 sales compared with 100 in 2025. A median can shift with the mix of homes that sell, though, so I’d compare specific streets and home sizes before drawing conclusions about any one property.
What do Wailuku condos cost?
Wailuku condos held steady. RAM recorded 51 condo sales from January through September 2026 at a $592,336 median, essentially flat from $595,000 on 51 sales in 2025. All of them were fee simple, according to RAM’s breakdown. That compares with a $655,000 countywide condo median and $596,000 in Kฤซhei.
Whatever the area, I confirm each building’s zoning, association budget and reserves before an offer, and I check whether the unit is fee simple or leasehold.
Is there vacant land for sale in Wailuku?
A little. RAM recorded seven Wailuku land sales through September 2026 at a $420,000 median, compared with 10 sales at $546,500 a year earlier. With so few sales, I treat that median as a rough guide only. For lots, water availability, zoning and subdivision status drive value more than any average.
What is Wailuku like as a place to live?
Wailuku is the county seat, so County government offices are here, and it sits next to Kahului, home to the island’s main airport and harbor. Maui Memorial Medical Center, the island’s main hospital, is in Wailuku. สปฤชao Valley State Monument is at the upper end of สปฤชao Valley, and the historic town center sits along Main and Market streets.
Housing ranges from older homes near the town center to newer subdivisions such as Kehalani, a master-planned community at the base of the West Maui Mountains. Construction is underway there on Kehalani Apartments, a 35-unit affordable rental project by the Dowling Company for households earning 60% or less of area median income, with completion set for January 2028.

What should I check before buying a home in Wailuku?
Wailuku spans hillside neighborhoods, stream corridors and older town lots, so the checks vary by street:
- Permits: Older homes often have additions, enclosed lanai or สปohana units. Compare what you see with County permit records in MAPPS.
- Flood zone: Some areas near streams are mapped flood zones. Check the FEMA Flood Map Service Center and get an insurance quote before you write an offer.
- Tsunami evacuation zone: Lower-elevation areas closer to the shoreline can fall in evacuation zones. My guide to checking Maui tsunami evacuation zones shows how to look up an address.
- Wastewater: Confirm whether the home is on County sewer or a private system.
- Slope and drainage: On hillside lots, ask about retaining walls, drainage and any past water issues, and have your inspector look closely.
- Schools: If school assignment matters to you, verify the address with the Hawaiสปi Department of Education rather than relying on a listing.
My Take: What I’m Telling Buyers Looking at Wailuku
With a median down about 15% and the most sales of any area, Wailuku gives buyers a real set of recent comparables and, on some homes, room to negotiate. I’d price an offer from sales on the same street or in the same subdivision over the last few months, not from last year’s median.
On older homes, the permit history is where I spend the most time. It’s very important to make sure there are no investigations from the County. For example, if there’s a problem with electrical or plumbing permitting, it could create quite a headache for the new owner. I’d rather a buyer find that out during the inspection period than after closing.
For sellers, the same data cuts the other way. Buyers can see the drop in the median, so pricing from 2025 sales is likely to mean a longer time on market.
