Quick Answer: In Q3 2026 (July through September), Maui County condo sales rose year over year in every month while single-family sales slipped. Through September, the REALTORSยฎ Association of Maui reports 620 condo sales (up from 512) at a $655,000 median, down 6.8%, and 537 single-family sales at a $1,219,000 median, down 6.2%.

I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui, and the end of a quarter is when I step back from the month-to-month noise. One month of Maui data can swing on a handful of sales. Three months, plus the year-to-date totals, give a steadier read on the Maui real estate market in Q3 2026 and what it may mean for the fall and winter.

How did the Maui real estate market do in Q3 2026?

Condos had a strong quarter for sales, while single-family homes sold at a slower pace and at lower medians than a year earlier. These are the monthly Maui County figures the REALTORSยฎ Association of Maui (RAM) released for each month of the quarter:

Month (2026) Condo sales Condo median Single-family sales Single-family median
July 82 (up 54.7%) $690,000 (up 2.2%) 55 (down 8.3%) $1,150,000 (down 12.5%)
August 68 (up 19.3%) $564,950 (down 13.1%) 64 (up 3.2%) $1,200,000 (down 7.9%)
September 72 (up 56.5%) $660,000 (up 1.1%) 52 (down 7.1%) $1,150,000 (down 11.0%)

Changes are year over year, as first reported by RAM for each month. RAM’s later September report shows a revised August count of 70 condo sales.

Single-family sales for the quarter totaled 171, compared with 178 in Q3 2025. Condo sales ran ahead of last year in all three months, with July and September each up more than 50%.

What do the year-to-date numbers show through September 2026?

More sales at lower medians is the story for both property types through the first nine months of 2026. Here is RAM’s Januaryโ€“September comparison, as of its report dated October 1, 2026:

Janโ€“Sep 2026 sales 2025 sales 2026 median 2025 median Median change
Single-family 537 527 $1,219,000 $1,300,000 -6.2%
Condo 620 512 $655,000 $702,500 -6.8%

Area results vary widely. Year to date, Kฤซhei condos lead the county with 222 sales at a $596,000 median, down 11.7%, and Nฤpili/Kahana/Honokลwai had 106 condo sales at $537,500, down 11.9%. Wailuku condos were nearly flat at $592,336 (down 0.4%). For single-family homes, Kahului’s median edged up 1.1% to $1,112,500 on 72 sales, while Wailuku fell 14.6% to $1,025,000 on 91 sales. Why are Maui condo sales up while prices are down?

Prices have adjusted enough that more buyers are acting, and much of that adjustment ties back to Bill 9. Ordinance 5909, signed December 15, 2025, phases out vacation rentals in apartment-zoned buildings on the Minatoya List, with West Maui’s phase-out at the end of 2028 and the rest of the county at the end of 2030. Buyers now price in the possible loss of short-term rental income unless a building gets hotel zoning.

That hotel-zoning question is still open. The Maui County Council voted 5-4 on September 30 to send 32 shoreline condo complexes in Mฤสปalaea, Kฤซhei and West Maui to the Maui Planning Commission for possible H-3 or H-4 hotel zoning. I covered that in detail in my post on the 32 shoreline condos headed to the Planning Commission.

Are Maui homes taking longer to sell?

Yes, especially condos. RAM’s September 2026 report shows a median of 199 days on market for condos, up 56.7% from September 2025, and 134 days for single-family homes, up 5.5%. Year to date, condo days on market are 164 (up 16.3%) and single-family 139 (up 2.2%).

What do pending sales and inventory suggest for Q4 2026?

They point to a mixed fall. Pending sales are contracts that haven’t closed yet, so they hint at what’s coming. As of September 2026, per RAM:

  • Single-family pending sales: 59, up 9.3% from a year earlier
  • Condo pending sales: 50, down 9.1%
  • Single-family inventory: 457 listings, up 1.6%
  • Condo inventory: 822 listings, down 5.6%

One way to read this: single-family closings could pick up a bit in the coming months, while condo closings may cool from the pace of July and September. That’s a scenario, not a forecast. Mortgage rates, the Council’s hotel-zoning decisions and the usual year-end slowdown will all play a part. For more on listings, see my fall inventory breakdown.

My Take: What I’m Telling Buyers and Sellers After Q3

For buyers, nine months of data show a market with more room to negotiate than Maui has had in years, especially for condos. With condos taking a median of 199 days to sell in September, you often have time to review association documents, reserves, insurance and zoning before you commit. I’d focus on the specific building, not the countywide median, because a Kฤซhei condo on the Minatoya List and a Wailuku condo used as a primary home are priced on very different assumptions.

For sellers, the year-to-date medians are the best reality check. A single-family median down 6.2% and a condo median down 6.8% mean that list prices based on 2024 or early-2025 sales may sit. The listings that are selling are priced against recent closed sales in the same area, and in many cases the same building.

For investors, the open question is still zoning. Until the Council acts on the hotel-zoning bills, I suggest modeling a condo purchase under both outcomes, with and without short-term rental income, and making sure the long-term rental numbers still work for you.
