Quick Answer: The Maui real estate market moved two ways in September 2026. Per the REALTORSยฎ Association of Maui, the countywide single-family median fell 11.0% year over year to $1,150,000 on 52 sales, while condo closings jumped 56.5% to 72 and the condo median held at $660,000. That points to negotiating room for buyers and realistic pricing for sellers.

Update (October 12, 2026): Freddie Mac’s October 8, 2026 survey put the average 30-year fixed mortgage rate at 7.40%, the highest since November 2023. Here’s what 7.40% means for Maui buyers.

Why Are Maui Home Prices Down but Condo Sales Up?

Home prices are down because more of September’s sales happened at lower price points, while condo sales are up because buyers are responding to lower year-to-date prices. On the single-family side, the median dropped from $1,292,500 last September to $1,150,000. One month doesn’t make a trend, but the year-to-date number tells a similar story: the median for January through September 2026 is $1,219,000, down 6.2% from $1,300,000 in 2025. Sales are roughly flat, with 537 homes sold so far this year, up 1.9%.

A falling median doesn’t always mean every home is worth less. The average sale price actually rose 6.1% to $1,861,394, which tells me a handful of higher-end sales pulled the average up while more of the typical sales happened at lower price points. The mix of homes that sell in a given month matters a lot on an island this size.

The condo story is about activity. Through September 2026, 620 condos have closed countywide, up 21.1% from last year, while the year-to-date median fell 6.8% to $655,000. Many buyers are also weighing what Bill 9’s vacation rental phase-out means for specific buildings, which has pushed some owners to sell and opened doors for buyers who plan to live in their unit or rent it long term.

Is It a Buyer’s Market for Maui Condos?

For condos, the data points that way: 12.1 months of supply in September 2026, where around six months is often described as balanced. Months of supply estimates how long it would take to sell every listing at the current pace. Supply is down from 15.2 months a year ago, inventory eased from 871 condos last September to 822 now, and new condo listings fell 25.4%.

Days on market tell the same story. Condos that sold in September spent 199 days on the market, according to RAM’s days-on-market measure, compared with 127 days a year earlier. Sellers received 94.7% of list price on average, so negotiating room is real, but it isn’t unlimited.

Single-family homes sit at 7.8 months of supply, slightly tighter than last year’s 8.2 months. Pending home sales rose 9.3%, a sign that some buyers are stepping back in this fall.

How Did Kฤซhei, West Maui and Wailea Condos Do in September 2026?

Kฤซhei led condo activity, while Wailea/Mฤkena posted the highest median. A few area highlights from RAM’s September 2026 report:

  • Kฤซhei condos: 24 sales in September at a $539,500 median. Year to date, Kฤซhei has 222 condo sales (up from 185), with a median of $596,000 compared with $675,000 in 2025.
  • Nฤpili/Kahana/Honokลwai condos: 13 sales in September. Year to date, 106 sales versus 81 last year, with a median of $537,500 (down from $610,000).
  • Kฤสปanapali condos: 11 sales in September at an $800,000 median. Year to date, 70 sales versus 51, with the median at $1,027,500.
  • Wailea/Mฤkena condos: 10 sales at a $2,222,500 median in September, and 66 sales year to date.

Small monthly sample sizes can swing medians a lot, so I always look at year-to-date figures alongside a single month.

How Do Mortgage Rates Fit In?

Freddie Mac’s weekly survey put the 30-year fixed rate at 7.28% on October 1, 2026, and rates are the other half of the affordability equation. Higher rates help explain why buyers are negotiating harder and why sellers who price above the market are sitting longer. If you’re paying cash or have flexibility on loan type, the current market can work in your favor.

My Take: What I’m Telling Buyers and Sellers This Fall

If you’re buying: With condos at 12.1 months of supply and 199 days on market, this is one of the better negotiating windows Maui has seen in years. Ask for seller credits toward closing costs or a rate buydown, look closely at listings that have been on the market for months, and review association documents carefully, including zoning and rental rules.

If you’re selling: Price with the current market, not last year’s. Buyers are active, but they have plenty of choices. Strong presentation, clean disclosures and a realistic price are what’s getting homes sold right now.

If you’re an investor: Check each building’s zoning and Bill 9 status before you make an offer. The phase-out dates, and the hotel-zoning process now moving through the County, can change what a unit is worth to you.
