Quick Answer: Maui luxury real estate is selling at lower medians in 2026. Through September, Wailea/Mākena single-family homes sold at a $2,900,000 median on 20 sales, down from $3,850,000 on 11 sales a year earlier, and Kapalua homes at $5,450,000 on five sales, down from $7,625,000, per the REALTORS® Association of Maui (data as of Oct. 1, 2026).
I’m Benjamin Finnerty, a REALTOR® in Kīhei with Keller Williams Realty Maui. The resort areas behave differently from the rest of Maui real estate: fewer sales, bigger price swings, and more cash and jumbo financing. Here’s what RAM’s year-to-date numbers show for Maui’s luxury areas, and how I’d read them as a buyer or seller.
What are luxury home prices on Maui in 2026?
In RAM’s four main resort areas, single-family medians ranged from $2,475,000 in Lahaina to $5,450,000 in Kapalua for January through September 2026. Every one of them came in below the same period of 2025.
| RAM area (single-family) | 2026 sales | 2026 median | 2025 sales | 2025 median | Median change |
|---|---|---|---|---|---|
| Kapalua | 5 | $5,450,000 | 9 | $7,625,000 | -28.5% |
| Kāʻanapali | 10 | $3,000,000 | 14 | $4,450,000 | -32.6% |
| Wailea/Mākena | 20 | $2,900,000 | 11 | $3,850,000 | -24.7% |
| Lahaina | 17 | $2,475,000 | 11 | $2,700,000 | -8.3% |
| Maui County (all areas) | 537 | $1,219,000 | 527 | $1,300,000 | -6.2% |

The sample sizes are small enough that the mix of homes sold drives a lot of these numbers. Wailea/Mākena is the clearest example: sales nearly doubled, from 11 to 20, and total dollar volume was nearly flat, at roughly $67 million to $68 million both years, so more homes sold at lower prices on average. The average Wailea/Mākena sale fell from $6,169,545 to $3,348,025.
Are Wailea and Kapalua condo prices down in 2026?
Yes. Wailea/Mākena condos sold at a $2,085,000 median on 66 sales through September, down 16.6% from $2,500,000 on 57 sales. Kapalua condos sold at $1,342,500 on 18 sales, down from $1,602,500 on the same number of sales.
| RAM area (fee simple condos) | 2026 sales | 2026 median | 2025 sales | 2025 median |
|---|---|---|---|---|
| Wailea/Mākena | 66 | $2,085,000 | 57 | $2,500,000 |
| Kapalua | 18 | $1,342,500 | 18 | $1,602,500 |
| Kāʻanapali | 61 | $1,050,000 | 46 | $1,250,000 |

September itself was active in Wailea/Mākena: 10 condo sales at a $2,222,500 median, compared with one sale in September 2025. My guide to living in Wailea and Mākena covers the area beyond the numbers.
Is now a good time to buy luxury real estate on Maui?
It depends on your timeline and the specific property, but buyers have more room to negotiate than they did a year ago. Medians are down in every resort area in RAM’s report, and countywide, September’s median days on market reached 134 for single-family homes and 199 for condos, per Maui Now.
That doesn’t mean every luxury home is discounted. A well-priced oceanfront or ocean-view property can still draw strong interest. It means pricing is more property-specific, and the gap between list price and sale price deserves a close look in your comparables.
How do buyers finance a Maui luxury home?
Many use cash or jumbo loans, because most resort-area prices sit well above Maui’s 2026 conforming loan limit of $1,299,500. Jumbo loans typically have their own down payment, reserve and documentation requirements, and rates have been elevated: Freddie Mac’s 30-year average was 7.32% as of Oct. 22, 2026.
If you’re financing, talk to a lender about jumbo terms before you shop. My conforming loan limit guide explains where the line falls. For condos, also check the building’s zoning, rental rules and association budget; my Kapalua real estate guide covers the West Maui resort side.
My Take: What I’m Telling Luxury Buyers and Sellers
For sellers, the 2026 data is a reminder that last year’s price isn’t this year’s price. When I talk with a seller about a list price, I start with what is actually selling and extremely recent comparable properties, so the seller and I approach pricing from reality rather than what happened three to six months ago. Those conversations can be challenging, because a sale from three months ago may already be outdated, and in the resort areas, with only a handful of sales, one outdated comparable can throw off the whole picture.
For buyers, lower medians and longer market times can create negotiating room, especially on homes that have been listed for a while. But I’d separate the data from the decision. A lower area median doesn’t tell you what a specific home is worth; the closest recent sales, condition, view, lot and, for condos, the association’s finances and rules do.
My practical next steps: for sellers, price from the most recent closed and pending sales and revisit the price on a set schedule; for buyers, line up cash or jumbo financing documentation early, and look at days on market and price history for every property on your list.
