Quick Answer: FEMA announced on Oct. 20, 2026, that anyone in a participating community can now buy a National Flood Insurance Program (NFIP) policy entirely online at FloodSmart.gov. For Maui buyers, that makes quotes faster, but two dates still matter: most new policies have a 30-day waiting period, and NFIP authorization runs only through Dec. 11, 2026.
I’m Benjamin Finnerty, a REALTORยฎ in Kฤซhei with Keller Williams Realty Maui. Flood insurance comes up on more Maui purchases than people expect, from oceanfront condos in Kฤซhei to homes near gulches and streams. This week’s change means you can now buy flood insurance online in minutes. Here’s how it works, what it doesn’t change, and how I’d time it around a purchase.
What did FEMA launch for buying flood insurance online?
FEMA launched a self-service tool that lets you get an NFIP quote and buy the policy online at FloodSmart.gov, without starting through an insurance agent. It’s open in the nearly 22,700 communities that participate in the NFIP nationwide, including Hawaiสปi, according to FEMA’s release as reported by Maui Now.
Here’s how FEMA describes the process:
- Enter basic information about your building on FloodSmart.gov to get a quote.
- Buy the policy online, or share the quote with an agent at a local or national carrier.
- If you’d rather work with someone, FloodSmart.gov gives contact information for three licensed state insurance agents.
FEMA Administrator Cameron Hamilton said people can now “get a quote and buy a flood insurance policy in a matter of minutes.” In Hawaiสปi, the NFIP provides more than $16.5 billion in coverage for more than 64,000 policyholders, according to FEMA.
When does a new flood insurance policy take effect?
Usually 30 days after purchase. Buying online doesn’t change the NFIP’s waiting rules, which come from federal law, not from how you buy.
| Situation | When coverage typically starts |
|---|---|
| Standard new policy | After a 30-day waiting period |
| Bought when making, increasing, extending or renewing a mortgage | Can take effect immediately |
| Property newly mapped into a high-risk zone, policy bought within 13 months of the map change | 1-day waiting period |

For buyers, the loan exception is the important one: when a lender requires flood insurance as part of your mortgage, coverage can start at closing. If you’re paying cash, or adding flood coverage your lender doesn’t require, the 30-day clock applies.
What does the Dec. 11, 2026, NFIP deadline mean for Maui buyers?
NFIP authorization currently runs through Dec. 11, 2026, under the federal continuing resolution signed Sept. 2, 2026. Congress has extended the program repeatedly with short-term bills, and this is the next deadline to watch.
If you’re under contract on a Maui property that needs flood coverage and your closing is set for mid-December or later, get the quote and line up the policy early rather than in the final week. I explain what a lapse could mean for closings in my earlier post on the December NFIP deadline.
How do I check a Maui property’s flood zone before I buy?
Start with the State’s Flood Hazard Assessment Tool, run by the Hawaiสปi Department of Land and Natural Resources, or ask the County of Maui’s floodplain staff. Your lender will also order a flood zone determination during escrow, but by then you’re already under contract.
Flood zone is only part of the picture near the ocean. I also suggest looking up the tsunami evacuation map, which is separate from flood insurance; my guide to Maui tsunami evacuation zones shows how.
How does flood insurance work for a Maui condo?
For condos, flood coverage usually has two layers: the association’s flood policy on the building (often called the master policy), and the owner’s own policy for the unit’s contents and anything the association’s policy doesn’t cover. FEMA encourages unit owners to consider their own coverage, since the association’s policy doesn’t cover personal belongings.
Before you go firm on a condo, ask the association for:
- The current association flood policy declarations page and coverage amount
- The deductible and how the association passes it on to owners
- Whether hurricane and wind coverage is placed separately, since flood policies don’t cover wind damage
My Maui hurricane insurance guide covers the wind side.
My Take: What I’m Telling Buyers About Flood Coverage
The online option is a real convenience, especially for buyers who live on the mainland and are shopping for Maui property from a distance. I’d use FloodSmart.gov early, before you write an offer on anything near the shoreline, a stream or a gulch, so the premium is part of your budget from the start rather than a surprise during escrow.
That said, a quote is only as good as the information behind it. Compare the online quote with one from a licensed agent, confirm the building details (elevation, foundation type, year built) match the property records, and ask the seller whether there’s an existing flood policy and whether it can be transferred.
Timing is the other piece. With a possible 30-day waiting period and an NFIP authorization deadline of Dec. 11, 2026, I’d treat flood insurance like the insurance quotes I already ask buyers to get during the inspection period: lined up early, confirmed in writing, and checked against your lender’s requirements.
This is general information, not legal or insurance advice; confirm with a licensed insurance agent or Hawaiสปi attorney.
