Quick Answer: Kīhei real estate is Maui County’s busiest condo market. According to the REALTORS® Association of Maui, 222 Kīhei condos sold from January through September 2026 at a $596,000 median, down 11.7%, and 89 single-family homes sold at a $1,230,000 median. Bill 9 ends apartment-zoned vacation rentals in Kīhei on January 1, 2031.
I’m Benjamin Finnerty, a REALTOR® in Kīhei with Keller Williams Realty Maui. Kīhei is my home base and the area I’m asked about most, by people planning a move, second-home buyers and condo investors alike. This guide pulls together what I look at in Kīhei real estate right now: where it is, what the properties are like, what they cost and how Bill 9 changes the math.
Where is Kīhei, Maui?
Kīhei runs along Maui’s south shore, from Māʻalaea Bay to Wailea, between the ocean and the lower slopes of Haleakalā. South Kīhei Road follows the coastline, and Piʻilani Highway runs parallel to it farther inland. Because it sits on the leeward side of Haleakalā, Kīhei is generally drier and sunnier than Upcountry or Maui’s windward north shore.
Kīhei has grown a lot. The U.S. Census counted 11,107 people in the Kīhei census-designated place in 1990 and 21,423 in 2020.
What kinds of homes are there in Kīhei?
Condos are the heart of the Kīhei market, and single-family homes make up the rest. Here’s how the property types break down:
- Shoreline and near-shoreline condos: Low- and mid-rise complexes along South Kīhei Road, many built decades ago. Many of these are apartment-zoned and on the Minatoya List, so Bill 9 matters for them.
- Inland condos and townhome-style complexes: Often newer buildings mauka (toward the mountain) of South Kīhei Road. Check each one’s zoning and rental rules individually.
- Single-family homes: Mostly in subdivisions mauka of South Kīhei Road and along the Piʻilani Highway corridor. Homes with ocean views or an ʻohana (accessory) unit tend to draw the most interest.
- Maui Meadows: The hillside area above Kīhei and Wailea is tracked separately by RAM, with 13 single-family sales at a $2,360,000 median through September 2026.
New income-restricted rentals have also opened. Hale O Piʻikea finished its final phase in 2026, bringing its total to 223 affordable rental units in Kīhei, according to Maui Now and Hawaii News Now.
How much do condos and homes cost in Kīhei in 2026?
Prices have come down from 2025 while sales have picked up. From the REALTORS® Association of Maui (RAM) September 2026 report:
| Kīhei, Jan.–Sept. | 2026 sales | 2025 sales | 2026 median | 2025 median |
|---|---|---|---|---|
| Condos | 222 | 185 | $596,000 | $675,000 |
| Single-family homes | 89 | 72 | $1,230,000 | $1,372,500 |
In September 2026 alone, 24 Kīhei condos sold at a $539,500 median, and 12 Kīhei homes sold at a $1,190,000 median. Countywide, condos took a median of 199 days to sell in September, which tells you buyers have time to compare.
Medians blend very different buildings, so I always pull recent sales in the specific complex or subdivision. My guide to Maui condo prices by area compares Kīhei with West Maui and Wailea.
How does Bill 9 affect Kīhei condos?
Bill 9 (Ordinance 5909, signed December 15, 2025) ends vacation rental use in apartment-zoned Minatoya List buildings. Kīhei is outside West Maui, so its date is January 1, 2031. Kīhei has one of the largest concentrations of those condos on Maui.
Some Kīhei buildings could keep vacation rentals through rezoning to the new H-3 or H-4 hotel districts. On September 29, 2026, the County Council voted 5-4 to send 32 shoreline complexes in Māʻalaea, Kīhei and West Maui to the Maui Planning Commission under new sea-level-rise criteria. Separately, the commission recommended denial for most of an earlier batch of 48 properties, including large Kīhei complexes such as Kamaʻole Sands, Maui Sunset and Kauhale Makai, according to Maui Now. The Council makes the final call. My Bill 9 guide covers the process.
What should Kīhei buyers check before making an offer?
The building matters more than the neighborhood. These are the items I review on every Kīhei condo:
- Zoning and Minatoya status: Apartment, hotel or business zoning, and whether the building is named in any pending rezoning bill.
- Association finances: Budget, reserve study, recent special assessments and meeting minutes.
- Rental and occupancy rules: Minimum rental periods, pet rules and any limits in the house rules.
- Flood and shoreline exposure: Flood zone, insurance costs and sea-level-rise mapping. See my post on Maui flood insurance and the NFIP deadline.
- Financing eligibility: Whether the project qualifies for conventional loans.
Does Kīhei have a public high school?
Yes. Kūlanihākoʻi High School opened in Kīhei in August 2023, according to the Hawaiʻi Department of Education. Before then, South Maui public high school students attended school in Central Maui. School assignments depend on your address, so confirm them directly with the Hawaiʻi DOE.
My Take: What I’m Telling Kīhei Buyers and Sellers
If you’re buying a place to live, this is a market with real choice. More condos are selling, prices are lower than last year, and long days on market mean room to negotiate on price, repairs or closing costs. As 2031 gets closer, more apartment-zoned units may shift to full-time living or long-term rentals, though that depends on owners’ decisions and the rezoning votes.
If you’re buying for income, run the numbers as a long-term rental first, then treat any vacation rental income through 2031 as a bonus, unless the building is already hotel-zoned. If you’re selling, lead with zoning, association documents and any recent building repairs; that’s what Kīhei buyers are asking about first.
When buyers compare Kīhei condo buildings, they tend to focus on the unit and the price. I also compare what each complex offers in amenities, look back at the association’s history of financial decisions, and add up the total HOA cost against what those dues actually cover. Two units at similar prices can carry very different long-term costs.
What has surprised me most in 2026 is how steady the single-family market has been: Kīhei home sales are up 23.6% year to date, even with a lower median. On the condo side, I’ve been pointing buyers to the value I’m seeing in hotel-, business- and resort-zoned condos, which aren’t part of Bill 9’s apartment-district phase-out.
