I’m Benjamin Finnerty, a REALTOR® in Kīhei with Keller Williams Realty Maui, and South Maui condos are the core of what I do. Monthly sales numbers can jump around, especially in small neighborhoods, so I lean on year-to-date figures for a steadier read on where prices are heading. Here’s what eight months of 2026 data show, area by area, and how I’d use them.

How have Maui condo prices by area changed in 2026?

Through August 2026, condo medians fell in six of the eight areas below, while sales rose in most of them. These are RAM’s year-to-date condo figures for January through August; the percentage changes are my own calculations from RAM’s numbers.

Area 2026 sales 2025 sales 2026 median 2025 median Median change
Kīhei 198 164 $600,000 $675,000 -11.1%
Nāpili/Kahana/Honokōwai 92 77 $535,000 $625,000 -14.4%
Kāʻanapali 59 46 $1,053,750 $1,212,500 -13.1%
Wailea/Mākena 55 56 $1,995,000 $2,525,000 -21.0%
Wailuku 49 46 $630,000 $587,500 +7.2%
Lahaina 28 18 $651,250 $620,000 +5.0%
Kapalua 15 15 $1,335,000 $1,630,000 -18.1%
Māʻalaea 11 14 $530,000 $624,500 -15.1%
All Maui County 546 466 $650,000 $711,000 -8.6%

One caution: a median describes the middle sale, not the value of any one unit. In areas with only a few dozen sales, a handful of oceanfront or older units can move the number a lot. I use these figures as a guide to direction, not as an appraisal.

Why are more Maui condos selling at lower prices?

Bill 9 is changing investor math, sellers are adjusting to it, and longer market times are giving buyers room to negotiate.

  • Bill 9 is changing the investor math. Ordinance 5909 phases out vacation rentals in apartment-zoned buildings on the Minatoya List, starting January 1, 2029 in West Maui and January 1, 2031 in the rest of Maui County. Many of the condos in Kīhei, Nāpili/Kahana/Honokōwai and Māʻalaea fall into this group, so buyers are pricing in the loss of short-term rental income.
  • Sellers are adjusting. RAM’s August 2026 report showed a condo median of $564,950, down 13.1% from a year earlier, with 68 sales (up 19.3%) and 79 pending sales (up 54.9%). Condos that are priced realistically are finding buyers.
  • Patience is required. The median condo took 171 days to sell in August 2026. That gives buyers time to do their homework and negotiate.

Which Maui areas offer the most condo choices for full-time living?

Kīhei offers the most choice by far, followed by Nāpili/Kahana/Honokōwai, with Wailuku as the notable exception where prices rose.

  • Kīhei made up about 36% of all Maui County condo sales through August 2026. In August alone, 27 Kīhei condos sold at a $513,500 median, down from $710,000 a year earlier.
  • Nāpili/Kahana/Honokōwai had 92 sales at a $535,000 median, down 14.4%. These West Maui buildings face the earlier 2029 Bill 9 date, which is part of the reason prices have softened.
  • Wailuku went the other way, with the median up 7.2% to $630,000. Wailuku’s condo market is driven mostly by owner-occupants rather than vacation rental investors, which helps explain why it hasn’t followed the resort areas down.
  • Māʻalaea is a small market, with 11 sales at a $530,000 median.

What is happening with luxury condo prices in Wailea, Kāʻanapali and Kapalua?

Luxury resort medians fell in all three areas through August 2026, though sales held roughly steady or rose. Kāʻanapali sales rose 28.3% to 59, even as the median fell 13.1% to $1,053,750. Kapalua held steady at 15 sales, with the median down 18.1% to $1,335,000. Wailea/Mākena had almost the same number of sales as last year (55 versus 56), but the median dropped from $2,525,000 to $1,995,000.

Part of that change is a shift in which units are selling, not only lower values. Fewer of the very top-end sales in a small sample can pull the median down sharply. If you’re looking in these areas, ask for recent sales in the specific building, not just the area-wide median.

My Take: What I’m Telling Condo Buyers and Sellers

For buyers: In my view this is one of the better negotiating environments for Maui condos in several years. Before you write an offer, confirm the building’s zoning and Bill 9 status, review the association’s reserves and recent special assessments, and get insurance quotes early. Those three items affect your monthly cost as much as the price does.

For sellers: Buyers are active, but they’re comparing carefully. Pricing based on 2025 sales tends to lead to long market times. Pricing based on the last 90 days of sales in your building and area gives you the best chance of selling well.

In Kīhei specifically, the gap between the year-to-date median of $600,000 and the August median of $513,500 tells me recent sales are running below the year’s average. Whether that continues depends on the mix of buildings that sell, so I compare at the building level before advising on price.
